Third Street NW between the corners of Rhode Island Avenue and Anna J. Cooper Circle in the District’s LeDroit Park neighborhood is a short block of rowhouses on red-brick sidewalks. The street is bookended by two low-rise, three-story condominiums — 1881 and 1844 Third St.

Newly constructed, the Griffith at 1844 Third St. is being touched up by workers wielding paintbrushes, sanders and hammers. It replaces an Elks Lodge. The builder, District Quarters, saved some portions of the original foundation but otherwise the three-story-over-basement building is new.

There are nine condos, three per floor. “What’s especially unique is that they all have sizable outdoor space,” said Lindsay Reishman of the Reishman Group, a team of real estate agents affiliated with Compass.

The top three are two-level penthouses with private roof decks. Two first-floor residences open to a grass backyard and stone patio; the third has a balcony, as do the second-floor units.

Custom solid oak floors run through the residences, including the living area of Unit 101.
